Well I am trying to work out all the bugs in this forum, so please do let me know when you guys find things that aren't 100% working <IMG NAME="icon" SRC="http://images.zeroforum.com/smile/emsmile.gif" BORDER="0">
As for my delays in response time, I've been ripping my house apart with home improvments. It's actually kind of a never ending thing.
Everything from replacing doors and windows to removing wood panneling in lieu of drywall. The project of this month is now a kitchen remodel. I have one more wall to move, and then I can start ripping out cabinets, drywall, and flooring to make way for the new stuff. Right about now I really wish I was in the garage instead !

Hey Brian,
Do they have code laws there? Here in cali you couldn't move a load bearing wall without so much paper you could actually use it for the wall instead...

What wall?
I didn’t see no stinking wall, just a couple old archways that look like they’ve been there forever. That’s not remodeling that just in depth redecorating, or at least that the story I use.
Of course we will also need to see the after pictures.

Brian, 2nd pic looking into kitchen ....looks like 'old' exterior siding on wall, was this a prev. addition?
Just a suggestion....upgrade to gfi breakers for the whole kitchen...a few bucks may save a life. Looks like fun, i've been there before. It's also a good excuse to run down and buy the latest DeWalt 18V cordless assortment....it's in the dna strands.
Oh, and from experience, if you get into the plumbing....the first remodel i did on an old house, had wrought iron waste pipe, a friend suggested i put some clean-outs in while the walls were open....I should've listened...
just passin on my experience.

you guessed it, that second pic was taken from an extention to the back of the house. The kitchen counter will actually extent part of the way into the extention.
My waste pipe is about toast, so I'm thinking that it's all going to have to go. I really hate replacing it just because of all the crap that comes out of it LOL. I also have to do GFCI's, my municipality now requires it to pass occupancy inspections.
Thanks for the tips! I'm definatly not a contractor, but I have flipped a few houses on the side so I've kinda figured out a few things as I went along. For the first house I didn't even know how to drywall <IMG NAME="icon" SRC="http://images.zeroforum.com/smile/emsmile.gif" BORDER="0">

Same here - not a contractor but i've flipped some houses too. just thought i'd pass on some of my experiences - kinda to help ya out if i could.
I still can't mud worth a damn. I've seen it done but it aint' in my dna - and I cant texture either - so I use wallpaper and/or panel'g. lol. Painting, one of the best toys i've got is a good airless- what an invention. Waste pipe -s-hit-ty job lol. yeah, been there done that. If you're doing a future rental use sweep 90's (elbows) and tee's and put cleanouts whereever ya can. It's tragic what renter's put in the bowl.
And the question of the day...where do you find time for all this...remod'lg...putting these forum's together...working on the mark...oh, and work...?? Insomnia?? lol <IMG NAME="icon" SRC="http://images.zeroforum.com/smile/emsmile.gif" BORDER="0">

I must be addicted to somthing, I just haven't figured out what yet. I realized today what I am neglecting because of all my projects, that is my cars. They haven't been washed in the longest time... how depressing.
I'm basically taking advantage of the fact that I am young, and I can stay up until 4am 5 nights a week without it effecting me. I usually get bogged down about the end of the semester, when I have finals, projects due, and normally I always get suckered into overtime at work. Those are the times when I kinda disappear offline for a few weeks.
Today was a productive day, I managed to move my entire kitchen to my trash pile on the side of the house. Everything INCLUDING the kitchen sink LOL. I attached a lil pic so you can see exactly what my kitchen looks like right now, but there's actually no proof that it is a kitchen.
We just relized that we're going to have to eat out until I get my kitchen back together. Worst thing is it's going to be atleast 3 weeks, because that's how long the counter top's going to take.
I hear ya on the renters. It's my goal never to deal with them <IMG NAME="icon" SRC="http://images.zeroforum.com/smile/emsmile.gif" BORDER="0">
After the last flip I decided it's about time to flip my own house, so we went on a little remodling spree. I'm really excited to find another house... maybe one with a two or three car garage instead of my one car!!!
If I'm really lucky I'll find an awesome hud or repo deal that is totally trashed... so I can spend even more of my free time remodling <IMG NAME="icon" SRC="http://images.zeroforum.com/smile/emsmilep.gif" BORDER="0">

I admire you beyond my ability to express it! Youth is SO wonderful! How you can move all the old posts, create a new board, remodel you house, go to college, study, have projects & term papers & Finals all at the same time. We own a 2-family that used to be a 3 family and we connected the 3rd floor to the 2nd floor and that's where we live. The 1st floor we rent out. It's presently vacant, and we've been looking for new tenants for a month.....no luck. Ours is a big place! The house (in total) contains 6 bedroooms, 3 kitchens, 2 Living Rooms & 2 Dining Rooms. 3 bathrooms and 2 sun parlors or Dens. A 2 car garage and a 6 car driveway. I rent 2 other garages for the McLarens in the neighborhood, from seniors who don't have cars. It's alot to keep up with, and I'd truly like to move into an apartment hi rise, but thanks to the 1st floor tenants we live here for free, and that's hard to dump! The rent covers the taxes, insurance, gardner and heat & hot water.

Brian, don't let it go to your head - -- ditto what Sandy said HOW do YOU do IT? Great!!!
If you don't mind, let me mention a couple of items that might help you...
TAXES: (oops didn't mean to use the big 4 letter word) Keep all of your receipts, everything!!! write down on the ticket what you used the items for. Keep everything, the tickets for the rock, the mud, the drywall screws, dump fees, gas & oil (vehicle maint.), ABS, PVC, etc. Put em in a box or file folder. This will adjust the BASIS when you sell the house. ie: you pay $200,000 for the house, you sell for 240. Tax man says you've got $40k capital gain, pls pay. But if you show you put $15,000 in parts into house to realize the gain - well you're allowed to subtract the $15k and your gain is reduced to $25K. Not bad!! Currently you're allowed to roll the capital gains into next house - they are several requirements. This lets you push the capital gain into the future. Today's code then lets you escape a portion when you're older. I suggest saving the receipts because you can't predict the future. Tax laws may change and what not. So, save the receipts - it's $$$ in your pocket. Include the receipts for rented tools, books you had to buy, etc. See a tax guy. You're in school, search out a prof. that teaches business/finance/tax and ask for a referral. I lucked out when I was younger, found a good tax guy. You might pay a few bucks, but you'll save much more.
BTW, I feel that what you are doing - buying fixer upper and doing the work - is one of the best investments a young person can make. You get to deduct your interest (on mortgage) and taxes(property) from your income taxes. This is an incredible bonus. Plus, you don't have to pay cap. gain if you buy another house (check the restrictions with your tax guy). This lets you make "Tax Free" money, for a while. (Income property is different).
Don't forget the Veteran's Administration, and lenders (Banks, SL's, Credit Unions) as sources for 'finding' houses. Varies by region, the overall economy, an so on. While in school you might want to take something along the lines of "Principles of Real Estate". In Calif. this is usu. a 3 unit course and is req'd for getting a real estate lic. - You might not want to get a license, but this class will help you now/future with your RE investments.
Oh, on the FeD taxes...once you start itemized deductions, it opens up 'other' areas, check with your TG(Tax Guy), i'm sure you're already doing this - but wanted to include it for benefit of other's.
Check local utilities and any other sources, sometimes there are rebates for buying new applicances (energy savings) and putting in insulation and thermal windows/doors. It varies.
Take pictures, as you're doing. This will help document the project.

thanks halycon for the information. My parent company is a Tax firm, so I was lucky enough to be friendly with our partners and cpa's. Flipping houses is a great source of income, and I'd highly recommend it to anyone that can fix the basic stuff.
I Was actually away from the internet most of the weekend. It was nice, and I didn't get the opportunity to deal with everything. Instead we installed a roof, moved a wall, and replaced all of my plumbing. It was an extremly busy weekend, but I had a blast. Weather was a perfect 65 degrees, and the sun was out both days. I got so much done that I think in two weeks the remodel will be wrapping up. I can't wait, because I'm dying to start work on my 75 blazer!
I'm going to upload a few pics, just for the heck of it!

Nice roof install.....nice edges, very clean.

Oh, 'bout the tax angles, didn't know if you knew and just wanted to make sure you found out. Damn tax code, why is it so un-understandable to us mere mortals. Lastly, I noticed lots of plumbing...you do know the three rules of plumbers'? dont you?

I remember remodelling houses while going to school, seems like yesterday. We bought a faberware electric grill. Used that for cooking, paper plates, washed some cups, pots in the bathtub. This was B.M.W. (Before Micro Waves). in the 70's. Also used coleman stove when the weather was clear. It was fun, and we made money in the long run...

well here I am over a month later, and still not done!
Ran into some other responsibilities for the last few weeks, so I got torn away. Spent some time today finishing electrical, upper cabinets, and the microwave. Counter top comes in wednesday, so I hope it is fully functional by the end of the weekend.
